RULES & REGULATIONS

A paper copy of the Rules & Regulations is mailed to all homeowners whenever there is a newly ratified version. It is the responsibility of homeowners to provide a copy to their tenants and to be sure that those tenants understand and comply with regulations outlined in the document.

All homeowner questions and concerns are handled by Abbitt Management. The contact form below will submit your message to the HOA Board's inbox. To contact the property management company directly, please visit their website. You can also reach them during normal business hours by calling (757) 599-3335. 

Renters with maintenance, lease, or payment questions should contact the owner of their unit or their rental management company directly. The Association Manager does not handle renter inquiries and will be unable to address your concerns. 

​For municipal water questions, please contact James City Service Authority at (757) 253-6800. For  non-emergency police matters please contact James City County Law Enforcement at (757) 253-1800. For medical, fire, and police emergencies dial 911.
